Get the home photo-ready.
Photos sell the showing. A ready home photographs bigger, brighter, and cleaner — and it takes about an hour of prep. Work through the lists below before we arrive.
Access: we do not have Supra access. Please leave a contractor code, a combination lockbox, or have someone at the home to let us in. The shoot takes about 60 minutes (about 2 hours with video). Please have people and pets out of the rooms while we shoot.
The basics — every room
- Declutter. Clear counters, tables, and floors. Less in the frame looks like more space.
- Clean. Wipe counters and appliances, clean mirrors and windows, vacuum and mop.
- All lights on. Replace burned-out bulbs. Same color temperature in each room if you can.
- Blinds and curtains open. Let the light in.
- Ceiling fans off. They blur in photos.
- Hide cords, remotes, chargers, and trash cans.
- Personal items out of sight — family photos, magnets, mail, medication, pet bowls.
Kitchen
- Counters as empty as possible — small appliances put away.
- Sink empty, dish rack and sponges hidden.
- One simple centerpiece is enough — a bowl of fruit or a plant.
- Fridge clear of magnets, notes, and photos.
Bathrooms
- Toilet lids down.
- Counters clear — toothbrushes, bottles, and razors in a cabinet.
- Clean towels, hung straight. Shower and tub empty of bottles.
- Mirror and glass wiped clean.
Bedrooms
- Beds made, pillows straight, bedding smooth.
- Nightstands clear except a lamp or a book.
- Closets closed. Laundry and clutter out of sight.
Living areas
- Furniture straight, cushions fluffed, blankets folded.
- TV off. Remotes and game controllers put away.
- Fireplace clean if it has one.
Outside
- Cars out of the driveway and away from the front of the house.
- Yard picked up — hoses coiled, tools and toys put away, trash bins out of sight.
- Porch and patio swept; patio furniture straight.
- Pool or hot tub cover off, if there is one.
- Lawn mowed and watered features off during the shoot.
Day of the shoot
- Walk the house once with fresh eyes — if you notice it, the camera will too.
- Pets secured in one closed room or off the property.
- Cars moved, blinds open, lights on, fans off, toilet lids down.
- Then step out and let us work — rooms must be empty while we shoot.
